Community Housing Development Corporation (CHDC) has been selected to be the Co-Developer along with J-HAP.  CHDC’s mission is the development and operation of affordable housing with 4,366 units of affordable housing including 951 units of supportive housing, 2,843 of general occupancy or family housing and 572 units of senior housing. They’re an industry leader in creatively and effectively partnering with for- and non-profit developers, funders and service providers to create housing for the lowest income, most disadvantaged people in the State.

Frana Companies has been selected to manage the project, as they have experience with a wide variety of building projects that range from 15-story poured concrete condominium towers to 300-unit townhome communities to complex interior renovations. Frana is recognized as a major builder of government-funded multi-family housing, having directed the construction of more than 15,000 multi-family units representing over $1 billion in construction volume across the Upper Midwest.

BDC Management Co. has been been selected as the property manager due to its reputation of excellence and high standards of property maintenance, as well as their respectful treatment of the residents in each of the buildings they serve. BDC Management manages units ranging from small studios and efficiencies, to one, two, three and four bedroom units serving singles, families and seniors, individuals with disabilities and people experiencing long term homelessness. Properties range from market rate to affordable to project-based subsidized housing.

HM Collaborative has been engaged based on their experience and success in securing financing, deal structuring, project management, and capacity building.  The lead partner, Heidi Rathmann, has extensive history developing affordable housing in the Twin Cities and is a certified Housing Development Finance Professional.  Her past experience includes designing new affordable housing and community planning programs at Greater Minnesota Housing Fund (GMHF), and managing the sub-allocation of low-income housing tax credits and issuance of tax-exempt bonds.

UrbanWorks Architecture was selected to design J-HAP’s building due to their belief in a deep connection between designing great buildings, creating great places and achieving success for their clients. UrbanWorks is very familiar with project funding for affordable and supportive housing projects. At present, 33% of their projects are affordable in nature with the traditional multiple funding sources, including Low-Income Housing Tax Credits (LIHTC), Hennepin County and others.

Crowley, White & Helmer, Inc. has been retained to coordinate the private fundraising for the project.  The firm has 27 years of experience in coordinating major fundraising campaigns for small to mid-sized nonprofits, with a specialty in Capital Campaigns.  Tony Helmer is the Partner who will be overseeing theprivate fundraising for J-HAP.  Mr. Helmer has been working with nonprofits in the Twin Cities for over 13 years, and has been coordinating major fundraising Campaigns for the last 10 years.

Bernick Lifson, P.A. has been selected as the attorney on-record assisting with all real-estate related transactions for J-HAP.  Working with Marvin Liszt, Marvin has been in practice over 30 years with an expertise in real estate law, including the negotiation, documentation and closing of complex financing, acquisition, development, leasing and sale transactions. Marvin is a Real Property Law Specialist certified by the Minnesota State Bar Association, and is a Minnesota Super Lawyer.
